Chimney Cap Not Properly Flashed

This chimney cap should extend to cover all the framing and at least an inch over the rock cladding. Water draining off the cap will get on to the framing and then go behind the rock cladding. This water will then appear on the interior near the ceiling or wall of the fireplace. This situation can be difficult to see from the ground. Many home buyers do not wish to climb around on the roof.
